Centennial Farm Conservation Development
Client: Salomonson Brothers, LLC
Location: Larimer County, Colorado
Description: Centennial Farm Conservation Development includes 58 lots on nearly 309 acres within Larimer County, Colorado. The property is bisected by Little Dry Creek with 56 two-acre lots on the north side, two 35-acre lots on the south side and various open space areas including a 70-acre conservation easement along the drainageway. The RGA team designed over 1.5 miles of roadways, water and storm drainage systems including two detention/water quality ponds. The property required coordination with CDOT for State Highway access and drainage design.

Description: The RGA team prepared plat for site and Site Development Plan drawings and processed for Planning Development approval. Processed plat and improvement plans for approval by Douglas County, the water and sanitation district, and Urban Drainage and Flood Control District. Prepared three preliminary plats and preliminary drainage studies for an additional 5,300 lots.

Description: The ISF/DCO project originally encompassed the design of two buildings (ISF and DCO) within a 10-acre site located on Specker Avenue within Fort Carson, U.S. Army Corps of Engineers (Omaha). Site design included: the demolition of several existing structures; re-routing a major drainage channel; site preparation; grading and earthwork; site layout of buildings, parking lots, drives, loading docks, equipment/vehicle storage areas and sidewalks; sanitary sewer connections; water and fire systems; drainage and storm sewer systems; rigid and flexible pavement design; specifications; cost estimates; and design report. In addition, the project required significant coordination with the Fort Carson DEH, utility companies, building users, and the Corps of Engineers.

Description: Kingspoint Filing No. 2 includes 353 detached units on approximately 224 acres. The design included, a contextual site plan, final plat, and construction drawings. Design of streets, water distribution, sanitary sewer collection, storm sewer systems and a major drainage way improvement, including 3 drop structures were incorporated in the construction drawings. Kingspoint Filing No. 4 includes 302 detached units on approximately 269 acres. The project required extending East Aurora Parkway approximately 7,500 feet to a new overpass structure across E-470. Significant drainage improvements and a pedestrian bridge were designed for two major drainageways crossing the property.

Description: These developments represent a mix of single and multi-family residential, commercial and office industrial development on approximately 1,600 acres. Engineering services included the preparation of the master infrastructure (roads, drainage, water, and sewer) plan for the entire development; the design and construction administration for domestic water wells, water treatment, storage and pumping, and transmission facilities; sewage treatment plant with effluent storage and land application irrigation system; wastewater collection systems; and 1.1 miles of four-lane arterial roadway with one bridge constructed and another designed.

Location: Vail, Colorado
Description: The RGA team prepared site grading, storm sewer, utilities, parking lot, sidewalk, and street curb and gutter plans for expansion of the Town of Vail Municipal Building. The firm coordinated design with the Town of Vail and CDOT. The site is located between an interstate highway off-ramp and a CDOT frontage road.

Description: This condominium project consisted of 179 units on 10 acres. The site was surrounded on all sides by existing development, so a unique engineering design approach was necessary to complete the construction drawings. The project tied into existing streets, water sanitary and storm systems. The RGA team designed the utility connections to avoid affecting existing infrastructure downhill of the property.

The RGA team provided engineering services for preparation of plats and final construction drawings for this development. This subdivision presented unique grading challenges due to the severe topographic relief on the site.

The firm processed plat and improvement plans for approval by Douglas County and the Stonegate Center Metropolitan District. The RGA team also provided construction administration for over $21 million of road, drainage, utility, and landscape improvements for development of 800 residential lots.
